Navigating the Future of 41st Ave and Southwest Edmonton

Southwest Edmonton continues to be one of the city's fastest-growing sectors. From new retail hubs to critical road upgrades, here is a comprehensive look at what’s happening in our corner of the city this month.

Major Developments Impacting Arterials

Walmart Supercentre

  • Location: Near the 41st Ave SW corridor.
  • Officially announced 2024, will open doors in 2027. Expected to significantly shift traffic patterns in this area.

Kendal Neighbourhood

  • Ellerslie Rd: Twinning between Rabbit Hill Rd and the Ambleside Eco-Station.
  • 170 St SW & Rabbit Hill Rd: Significant upgrades south of Ellerslie Rd.
  • Approved plan from April 2025 outlines a community that will house 18,000 residents.
  • During the January 26, 2026, Public Hearing, council discussed how Kendal serves as a "logical continuation" of Southwest growth.

Allard Road to Calgary Trail (Twinning)

  • A critical "bottleneck" fix is underway. Developers will add one extra eastbound lane from Allard Rd SW to Calgary Trail/Hwy 2.
  • Status: This was a prior commitment, and work is expected within the next two years.

Cashman (103A St SW)

  • Qualico Development and Carlisle Group are each building multi-unit projects along 103A St SW in Spring 2026.
  • MELCOR Developments was the developer that initially petitioned the city for rezoning in 2024. 
  • While no developer-led road upgrades were initially tied to these two projects, our office has proactively requested safety improvements for the area (see below).

Road & Transit Infrastructure Updates

Ellerslie Rd SW

    • Graydon Hill to Ambleside: Twinning is currently under construction by Stantec and expected to be finished by 2026.
    • Ambleside to Rabbit Hill Rd: Upgrades are tied to the Kendal development timeline (TBD).
  • Hwy 2 SB Off-Ramp: Expansion to a dual lane off-ramp is planned to better manage the flow of traffic and is tied to developer investment in the area.

Heritage Valley Trail & 32 Ave SW

  • Heritage Valley Trail: New access points for Desrochers residents to 28 Ave and 32 Ave SW are anticipated in 2026.
  • 119A St/32 Ave SW: This intersection is on the list for a signaling upgrade with lights, tentatively scheduled for 2027.

Keheewin

  • The intersection of 108 St/21 Ave NW is scheduled for a new pedestrian crosswalk in 2026 after we heard from residents and made the request of city administration during the election. 
  • No U-Turn’ sign requested WB at 105 St/23 Ave NW.

Capital Line LRT Extension

Work is progressing ahead of schedule due to favourable weather.

  • Timeline: Service from Century Park to Heritage Valley is anticipated to begin in 2029.
  • My Priority: I am meeting monthly with the LRT Expansion team to ensure lessons from past projects are applied regarding traffic light synchronization at Twin Brooks entrances and ensuring crossing arms are at all intersections.

Innovation in Snow Removal

This winter we experienced a large amount of snow in a short period of time. Your frustration was my frustration, but I think our frontline staff and management did what they could with the tools and budget they had. That said, I think there remains some improvements that can be made. My colleagues on council and I have a couple of notices of motions on the floor in front of council at the moment.

  • I have submitted a Notice of Motion regarding our Snow and Ice Control Policy. We are asking that Administration explore innovative tactics (including corrosion-inhibited calcium chloride) to improve service delivery and roadway safety during Edmonton winters while also being budget conscious. All notice of motions for snowclearing are awaiting to be discussed in the near future. 
  • This motion will also explore potential alternatives like beet juice, cheese brine, and potassium acetate.

Delivering Results: Requested Upgrades

My office prioritizes process-driven and low-cost solutions to maximize your tax dollars. Recent wins and requests include (but are not limited to):

    • 103A St / Ellerslie Rd SW: Delivered an advanced green light (North to East) to ease congestion.
    • Twin Brooks: Added ‘No Right Turn on Red’ signs at 111 St (9th & 12th Ave) to improve safety.
    • Cavanagh: Scheduled bus service is set to replace on-demand service in 2027.
    • Desrochers: Removal of cement barriers impacting Edmonton Fire response times at Heritage Valley and 32 Ave SW.
    • School Safety: So far this year, we’ve requested from City Operations a crosswalk for Father Michael McCaffrey School, traffic safety improvements at Dr Anne Anderson High School, and a "Drop n Go" zone for Johnny Bright School to better improve flow.
  • Sidewalk Improvements: While doorknocking in the 2025 election, I saw numerous sidewalks in the North end of our ward, in poor shape. I actioned those then and will be following up on the status of those requests this spring as the snow melts and repair crews return to our streets.

41 Ave SW

The twinning of 41 Ave SW remains a complex challenge. Currently, twinning is tied to development South of 41 Ave (land annexed from Leduc in 2019), rather than the current developments to the North.

I continue to advocate for change to this prioritization while meeting with stakeholders. As I stated in late 2025, we cannot simply wait for future development while current residents face mounting traffic. We are currently navigating the city’s road policy framework to see how 41st Ave SW fits into larger city priorities.
